You never get a second chance to make a first impression. Picture two homes in same addition same size, but one has a half empty flowerbed and the other half has seen better days. What can you do? Paint or replace front door, trust me, it's worth the investment. Update light fixtures, power wash the home, you'll be amazed with the difference. Make the windows spotless. If you're not much of a gardener, you might want to hire a pro to spruce up the yard if it's in your budget.
